Environmental Site Assessments are one of our primary areas of expertise. Our team has vast experience conducting Phase I, II and III Environmental Site Assessments (ESA) and Records of Site Condition (RSC)..

Phase I ESAs and their associated reports based on the Canadian Standards Association Standard Z768-01 and Ontario Regulation 153/04. A Phase I ESA is a non-intrusive investigation when we examine all areas of the subject and surrounding properties to identify environmental concerns such as:

  • Underground and above ground storage tanks.
  • Materials handling, storage and disposal practices.
  • Hazardous materials.
  • Potential contaminant pathways.

A Phase II ESA is an intrusive investigation used to confirm the presence or absence of contamination and/or hazardous materials that may have been identified as a concern during a Phase I ESA. Activities involved in the completion of a Phase II ESA may include:

  • Excavation of test pits.
  • Installation of boreholes or monitoring wells.
  • Hydrogeological assessment.
  • Collection and analysis of environmental samples.

Phase III site assessments is the remediation phase. Which will lead to obtaing record of site condition.
